Despite the fall in house prices in the recent financial crisis, house prices in Valencia are
registering a growing trend again. The literature evidences that, in addition to the
structural characteristics, the location of the house is a relevant factor in determining its
price. With the purpose of evaluating the effect of structural characteristics and location
on the price of housing in Valencia, we carry out an empirical analysis with a sample of
184 houses containing information about the sale price, the size, number of rooms,
bathrooms, and proximity to the city center, the Mestalla stadium, the airport, green
areas, churches and underground stops. Our results suggest that the price of housing
depends mainly on structural characteristics, i.e. size, number of rooms and bathrooms.
Additionally, our findings also suggest that selling prices are significantly higher in
houses located close to the professional football stadium and churches. [-]
